Monthly rates
Simple, predictable pricing
The longer you stay, the better the rate. Both rates include all utilities and free on-site laundry — nothing is billed separately.
Less than 6 months
$1,080/month
Month-to-month rate for shorter monthly stays. All utilities and free laundry included.
6 months or more
$800/month
Our long-term rate for guests staying 6 months or longer — a savings of $280 a month. All utilities and free laundry included.
Deposit
Like all reservations, a 20% deposit is required at the time of booking to hold your spot, and is never refundable — though if you need to cancel, we'll keep it on file for you to use toward any future stay within 365 days.
For monthly stays, we also require a separate $1,000 deposit along with your first month's rent. This deposit's only purpose is to guarantee your six-month commitment — it's applied toward your 6th month of rent once you reach that point. After your 6th month, your ongoing deposit drops to $200, which is fully refundable when you move out, as long as everything is left in good order.

Our monthly sites are the same spacious full-hookup sites our nightly guests book, but they are held for you for the season — and because water, sewer and electric are folded into one flat monthly figure, you know your housing cost before the month starts.
If you are comparing long-term RV parks in the Chattanooga area, the three numbers that usually matter are the monthly rate, what is metered on top of it, and how long you have to commit. Ours are $1,080 a month under six months, $800 a month at six months or longer, and nothing metered on top. The six-month rate works out to $280 a month less than the short-term rate.
We are 40 minutes from downtown Chattanooga at 2985 Browns Trace Rd in South Pittsburg — close enough to commute or run errands in the city, far enough that you are living on a mountain-top rather than beside an interstate.
Big rigs, fifth wheels and longer coaches
We have 52 full-hookup sites spread over 130 acres, and they are not all the same. Some suit a big-rig diesel pusher or a long fifth wheel better than others, so rather than guess from a website, tell us what you are bringing and we will put you on the right one.
Call (423) 919-9852 with your rig length, your slide-out configuration and whether you are towing a vehicle, and we will confirm the site before you commit to a month. It takes two minutes and it saves the conversation nobody wants to have at the gate.
Who stays here by the month
Our monthly residents are a mix. Travel nurses and contract workers on assignment around Chattanooga. Retired couples who follow the weather and want a quiet base in the Tennessee mountains for a season. Families between houses. People who sold the house on purpose and now live in the rig full time.
What they tend to have in common is that they want the amenities without the resort price: two lakes, four waterfalls and more than five miles of trails on the property, free kayaks, canoes and paddleboards, a dog park, free laundry, fiber Wi-Fi, a live music stage, and Piggy's Store on site so you are not driving down the mountain for milk.
